BASEMENT waterproofing

INTERIOR DRAINAGE SYSTEMS

INTERIOR DRAINAGE SYSTEMS

In a lot of existing homes it is impossible to fully waterproof the exterior due to concrete walk ways, decks, driveways etc. Interior drainage systems capture water as it enters your basement and divert it away from the home via a sump pump or gravity drain. Our state of the art sub-slab drainage system removes hydrostatic pressure and captures water entering through the foundation walls, making it impossible for water to enter your basement.

EXTERIOR WATERPROOFING

EXTERIOR WATERPROOFING

Exterior waterproofing systems are wall coatings meant to prevent water from entering through your foundation walls. Our proven state of the art waterproofing system is installed twice as thick as most foundation membranes and comes with an added drain board for extra protection.

CRACK INJECTIONS

CRACK INJECTIONS

Cracks are an easy way for water to enter your basement. Our Crack injections are made up of a two part expanding foam that is injected into the crack to create a water tight seal, with an added surface sealer for added protection. Although, If a crack is due to a foundation issue, there may be more extensive repairs necessary.

FRENCH DRAINS

FRENCH DRAINS

In certain circumstances French drains are a great way to divert water away from a basement. Our French drain system boasts a two layer soil protection system, ensuring the drain won't clog and it will protect your home for years to come.

DOWNSPOUT REPAIR

DOWNSPOUT REPAIR

Downspouts draining next to a foundation create the risk of water running down your foundation wall and into the basement. All of our downspout drains are installed with drain clean outs and downspout screens to extend the life of the drain.

BASEMENT WATERPROOFING FOR MILWAUKIE HOMES

Milwaukie sits along the east bank of the Willamette River just south of Portland, with Johnson Creek and Kellogg Creek running through town. Homes near the river and creeks deal with a high water table during our wet winters, while the area’s heavy clay soil holds water right up against foundations.

Milwaukie is one of the older communities in the area, and neighborhoods like Ardenwald and Historic Milwaukie are full of early- to mid-1900s homes with aging basements and foundations. If your basement in Milwaukie smells musty, shows water stains or takes on water every winter, we’ll find out exactly where the water is coming from before we recommend anything. Depending on the cause, the fix may be as simple as regrading or a downspout repair, or it may call for an interior drainage system, exterior waterproofing, crack injections or a sump pump.

Pacific Waterproofing is a family-owned company that has served Milwaukie and the rest of the Portland-Vancouver area since 2015. We’re not here to upsell you. We’ll show you what we find, explain it in plain terms and give you a fair price.

WHAT CAUSES A BASEMENT TO LEAK?

HIGH WATER TABLE:
A high water table is when ground water rises close to the surface. Often times in the Pacific Northwest, Builders excavated below the water table when building homes, this resulted in excess hydrostatic pressure.
Cracks in your foundation provide an easy path for exterior moisture to enter your basement.
When your home was originally built, the builder took measures to make sure the basement didn’t leak. Over time, those systems degrade and become defective.
When a lot of water is pooling around and under your basement due to a high water table, this creates hydrostatic pressure which can push water up through cracks in your concrete floor and into your basement.
Hydrostatic pressure is the water pressure that is created around the walls of your foundation and under your basement floor. When water pools around your house it has to figure out a way to level it self, this creates extreme pressure on the foundation of your home. This pressure will force water through and cracks and joints in your foundation and floor.
